The Town of Caledon received applications for an Official Plan Amendment, Draft Plan of Subdivision and Zoning By-law Amendment.

 Current status
  • A staff report recommending approval of the Official Plan Amendment and Zoning By-law Amendment was brought forward at the October 19, 2021 Planning and Development Committee and ratified by Council on October 26, 2021.
  • No appeals were received and the Official Plan Amendment and Zoning By-law Amendment are full force and in effect. The Draft Plan of Subdivision application is Draft Approved and the applicant is working through clearing conditions of draft approval.

The subject lands are located in the northern portion of Caledon East, north of Walker Road West on the west side of Airport Road.

Official Plan Amendment

The Official Plan proposes to amend the designations and policies of the Official Plan to permit medium density residential, commercial, environmental and open space policy area land uses and designations to implement the Draft Plan of Subdivision.

Draft Plan of Subdivision

The Draft Plan of Subdivision proposes subdividing the site into:

  • A residential block consisting of 32condominium townhouse units
  • A retail commercial block consisting including the conversion of the Allison's Grove residence to accommodate commercial uses
  • Environmental blocks to protect the wetland and woodland feature and associated buffers

The Plan proposes one access to Airport Road for the residential condominium, and two accesses for the commercial block (one from Airport Road and one from Walker Road West).

Zoning By-law Amendment

The Draft Zoning By-law Amendment proposes rezoning the lands from Rural (A2) Zone and Environmental Policy Area 1-Oak Ridges Moraine (EPA 1-ORM) Zone to various residential, commercial and environmental zones to implement the Draft Plan of Subdivision.
