About the Committee of Adjustment

The Committee of Adjustment is a quasi-judicial body that considers applications for minor variances from the Town's Comprehensive Zoning By-law and expansions to legal non-conforming uses as well as applications for severance (consent, easements, leases in excess of 21 years and lot line additions or adjustments). The Committee of Adjustment also hears matters on Validation Certificates.

You can appeal decisions made by the Committee of Adjustment to the Local Planning Appeal Tribunal (LPAT).

Meeting Information

Meetings are held each month and online. All hearings start at 1 p.m. and are open to the public.

Individuals wishing to express their opinion

If you wish to speak to a specific application on the agenda, you must register as a delegate in advance of the meeting. To do so, please complete the online delegation request form or contact the Secretary Treasurer or Legislative Services staff. 

Alternatively, you can submit comments in writing before the meeting to COFA.Agenda@caledon.ca. All comments submitted are considered public information and will be entered into the public record.

Delegation request

Committee of Adjustment Meetings

Prepare Your Application

You have an opportunity to discuss your proposal with staff before submitting an application. This may help reduce delays and costs. Contact us to request a copy of the manuals below for more information.

The Town is not commissioning any applications at this time. Please contact a lawyer or notary public to have your application commissioned. All applications must be commissioned.

To complete the application form, you will need to have the following documents with you:

  • Property owner(s) contact information, including name, address, phone number and email address (as identified on their government-issued I.D.)
  • Your (applicant) contact information, including name, address, phone number and email address (as identified on your government-issued I.D.)
  • Property information such as municipal address, roll number/ARN and legal description
  • Supporting material and documentation in PDF format as per the Town's Electronic Submission Requirements
    • Preliminary Meeting Date and Town Staff Names (if a meeting has been held)
    • Site Plan or Sketch Plan
    • Legal Opinion (for a Validation Certificate)

Contact us to obtain the following planning information as it relates to the subject property, as this information will be required as part of the form:

  • Greenbelt Plan designation
  • Niagara Escarpment Plan designation
  • Oak Ridges Moraine Conservation Plan designation
  • Region of Peel Official Plan designation
  • Town of Caledon Official Plan designation
  • Zoning of the property and the applicable Zoning By-law Number (i.e. Zoning By-law 2006-50, Zoning By-law 87-250, or other site specific by-law)
  • If the property is regulated by a Conservation Authority and if so, which Conservation Authority
  • The planning applications applicable to the property including the status and file number

Apply for a Consent, Minor Variance or Validation Certificate

If you are submitting an application, please be sure to apply well in advance of the deadlines above.

A Consent Application or Minor Variance Application is not immediately given a hearing date until the application has been deemed 'complete'.

A complete application is when it has been commissioned and payment of all associated fees and submission of all material required by agencies and departments has been received.

All materials for a Minor Variance Application must be received before 3 p.m. on the Hearing deadline date.

When you submit the online form, a copy of the form and all submission material is sent to Town staff. A copy is sent to you as well. Town staff will then contact you to discuss the application and receive fee payment.
