The Town of Caledon received applications for a Draft Plan of Subdivision, Zoning By-law Amendment and Official Plan Amendment.

Current status

 

  • On October 29th, Council directed staff to attend LPAT to advise the applications do not currently meet applicable policies for the reasons set out in  staff report DP-2019-0223
  • On October 29th, 2019 Council also directed staff to continue to meet with the Appellant and Parties to narrow or resolve issues and that any settlement of all the issues be presented to Council for approval

Property Description

The subject lands are located in the southern portion of Caledon East, south of Valewood Drive on the east side of Airport Road.

Draft Plan of Subdivision

The Revised Draft Plan of Subdivision proposes creating 554 single detached residential lots with:

  • Frontages ranging from 9.75 m (32 foot) to 15.2 m (50 foot)
  • 51 decked townhouses (along Airport Road)
  • 16 courtyard townhouses (behind commercial plaza)
  • A future condominium block for 20 single detached dwellings (in northeast corner of the plan)
  • A high-density residential block with an estimated 17 to 30 units (along Airport Road)
  • A neighbourhood park
  • Roads and laneways
  • Future development blocks

The proposal has been revised to provide for between 658 and 671 residential dwelling units.

Zoning By-law Amendment

The Revised Draft Zoning By-law Amendment proposes to rezone the lands from Agricultural (A1), Environmental Policy Area 2 (EPA-2), and Agricultural – ORM (A1-ORM) to:

  • Site-specific Residential 1 (R1-X)
  • Residential 2 (R2-X)
  • Multiple Residential (RM-X)
  • An Open Space (OS) zone for the parks
  • Environmental Policy Area 1 (EPA1) zone for the stormwater management pond (outside the Draft Plan of Subdivision) and open space lands (i.e. outside the settlement area)

Official Plan Amendment

The Revised Draft Official Plan Amendment proposes:

  • Relocating the neighbourhood park to a central location
  • Increasing the permitted net density from 16.6 units per hectare to 22.3 units per net hectare
  • Allowing for a high density residential designation at the corner of Airport Road and the northerly entrance road
