Site Plans
The Town of Caledon designates all lands within Town limits as a Site Plan Control Area. Site Plan Applications are also required by the Planning Act, Caledon's Official Plan and our Site Plan Control By-law. This ensures that new developments meet provincial and federal regulations as well as the municipal standards, policies and guidelines. If you want to develop or change commercial, industrial or institutional projects, you must go through the site plan approval process. Certain residential projects are also subject to Site Plan Control. If your property is located in the Oak Ridges Moraine (ORM), review the ORM Site Plan Application process. |
Step 1: Confirm if Site Plan Approval is Required |
Before you begin your project, you should contact Planning and Development Department to determine the zoning requirements for your property and to determine if Site Plan Approval is required. Planning staff may suggest that you book an Inquiry Meeting to further discuss the requirements for your project. We will also confirm if you will need to attend a Pre-Consultation (PARC) Meeting to obtain application requirements. Please refer to the Town's Fees By-law for fees associated with the above applications. |

Please note: For information about site plan application fees please refer to our Fees By-law. For temporary patios being processed through the expedited review, application fees are not required. Submit your application online: To submit missing or outstanding material or resubmission of an application, please contact the Lead Planner assigned to your file and/or planning@caledon.ca. When you submit the online form, a copy of the form and all submission material is sent to Town staff. A copy is sent to you as well. Town staff will then contact you to discuss the application and receive fee payment. Should your application, resubmission or missing or outstanding material be over 20mb, please contact planning@caledon.ca to upload the materials on the Town's secure File Transfer (FTP) Site. Step 5: Review and Approval |
We'll review your application material and may conduct a site visit to see the impact of the proposed development on the surrounding environment. If we require additional information, we'll contact you. You will have the opportunity to revise your submission based on Town and Agency feedback. Once all requirements are met, you may be required to execute a Letter of Undertaking or Agreement. Securities and other legal and financial obligations may also be required. You will be informed about these requirements through the processing of your application. If all requirements are met, we will approve the site plan and supporting documentation. We'll send you a copy of the approval and provide the final approval package to Building Services so they can issue any necessary permits. |
Step 6: After your project is finished |
Once the site plan has been approved and works have been completed, you will need to submit Engineering and Landscape Certifications (signed and stamped by accredited professionals) to the Town in order for securities to be released.
