Tax Rebates

There are a variety of tax rebates, exemptions and incentives available for property owners in Caledon. Review each to learn more and see if you qualify.

Older adults (65+) or persons with disabilities

If you are over the age of 65 or a person with a disability, you may qualify for our older adults (65+) or persons with disabilities tax assistance.

Heritage property tax rebate program

Beginning in 2021, if you own an eligible commercial or industrial heritage designated property in the Town of Caledon, you can apply for a 40% property tax rebate of the Town and school board portion of your taxes regulated by the Town’s heritage property tax rebate by-law.

Eligibility

  • Your property is individually designated under Part IV of the Ontario Heritage Act or is part of a heritage conservation district under Part V of the Ontario Heritage Act
  • Your property is classified in the commercial or industrial property tax class under the Assessment Act
  • Your property has not received a Town of Caledon designated heritage property grant for the taxation year
  • You enter into a heritage easement agreement with the Town under section 22 or 37 of the Ontario Heritage Act

Application

To enroll, complete a heritage property tax rebate application.  If your property is eligible and your application is complete, you and the Town will enter into a heritage easement agreement.

Application Fee

A one-time $216.42 plus HST fee is required for the preparation and registration of the heritage easement agreement. This initial application fee will be deducted from your first heritage property tax rebate.

Application Deadline

Applications must be received by the last day of February for a rebate in the previous taxation year. Submit your application in the Spring of the taxation year to get your rebate sooner.

Annual Renewal

Once enrolled in the program you may renew annually by the last day of February for a rebate in the previous taxation year by completing a heritage property tax rebate application. This application will confirm that your building is being properly maintained and the property is adequately insured.

Vacant units in commercial or industrial buildings

This program was phased out in 2020. For more information, see the Region of Peel vacant unit rebate program.

Rebates for registered charities

The Small Business and Charities Protection Act provides property tax rebates for registered charities occupying commercial or industrial property. There is no rebate for residential properties because the tax rate is lower.

A "registered charity" means a registered charity as defined by subsection 248(1) of the Income Tax Act (Canada) that has a registration number issued by the Department of National Revenue.

Contact us to request an application form if you are a first time applicant. You will be mailed an application form if you applied in the prior year. Applications must be received by the last day of February for a rebate in the previous year.

Farm property class tax rate

Agricorp administers the farm property class tax rate program. This program provides a reduced tax rate for eligible farmland. Learn more about this program and how to apply.

Farm forestry exemption

MPAC assesses your farmed property as eligible for the farm forestry exemption under Section 3(19) of the Assessment Act. It provides a tax exemption for portions of your farm property that have some forested or woodland areas, not subject to the managed forest tax incentive program or the conservation land tax incentive program. You can appeal your property assessment if you believe you are eligible for the exemption.

Small-scale on-farm business subclasses

MPAC assesses your farmed property as eligible for the small-scale on-farm business subclass under O. Reg 361/18 of the Assessment Act. It provides a reduced tax rate if your commercial and/or industrial facility on your farm property is an extension of your farming operation and meets certain criteria. You can appeal your property assessment if you believe you are eligible for the reduced tax rate.

Managed forest tax incentive program

The Ministry of Natural Resources and Forestry offers the managed forest tax incentive program. This program provides a reduced tax rate for eligible forested land. Learn more about the program and how to apply.

Conservation land tax incentive program

The Ministry of Natural Resources and Forestry offers the conservation land tax incentive program. This program provides a tax exemption for portions of your property that have eligible natural heritage features.
