The subject lands is located at 12301 and 12304 Heart Lake Road, North-West Corner of Heart Lake Road and Abbotside Way in Mayfield West, Part Lot 19, Concession 2 EHS (Chinguacousy), designated as Part 1 on Plan 43R-34717 and Part 3 on Plan 43R-32265.

On July 19, 2022, Town of Caledon Council passed an Interim Control By-law (By-law 2022-071) for the subject lands located on the west side of Heart Lake Road, north of Mayfield Road and Highway 410 in Mayfield West. The Interim Control By-law restricts the use of land within the specified area for a period of one year (to July 19, 2023) to undertake a land use study to review land uses and compatibility, noise mitigation, visual and noise buffering and the transportation network. The Town is undertaking the study.

Official Plan Amendment

The Town has initiated an Official Plan Amendment for the subject lands to designate the lands for Prestige Industrial, Open Space Policy Area and Residential Area, as well as to establish site specific policies including conceptual road networks and policies relating to Heart Lake Road improvements.

Zoning By-law Amendment

The Town has initiated a Zoning By-law Amendment to rezone the lands to a site-specific Prestige Industrial - Exception zone (MP-XXX), Open Space and Residential exception zones, all of which will have a Holding (“H”) Symbol applied. The Holding (“H”) Symbol shall be in place until:

  • A satisfactory road network, including any required improvements is established supported by a Traffic Impact Study, Noise Report, Functional Servicing Report and Stormwater Management Report to the satisfaction of the Town of Caledon, Region of Peel and Ministry of Transportation.
  • Written confirmation from the Region of Peel that there is sufficient municipal water and sanitary sewer capacity to service the lands.
  • Written confirmation of clearance from the Ministry of Transportation with regards to the GTA West Corridor.
