The Town of Caledon received applications to amend the Town's Official Plan and Zoning By-law and also development plans of subdivision and condominiums. These amendments are for a 21-unit condominium development with single-detached dwellings, which would be accessed by a private road, and a stand-alone single detached dwelling accessed by a new driveway off McKee Drive North.

Property Description

The subject lands are comprised of approximately 18.8 ha (46.5 ac). The legal description for the property is Part of Lot 22, Concession 1 (ALB), designated as Part 2 on Plan 43R-1140 and Part 1 on Plan 43R-3575.

Official Plan Amendment

The purpose of the proposed Official Plan Amendment is to re-designate a portion of the subject lands from Special Study Area A to a site-specific Medium Density Residential designation.

Zoning By-law Amendment

The purpose of the proposed Zoning By-law Amendment is to rezone the subject lands from Estate Residential (RE) and Environmental Policy Area 2 - ORM (EPA2-ORM) to:

  • Site-specific Townhouse Residential (RT-X)
  • Environmental Policy Area 2-ORM (EPZ2-ORM-X)

Draft Plan of Subdivision

The Draft Plan of Subdivision application proposes 21 single detached dwelling units within a 2.3 hectare (5.7 Acre) development area within the subject property. The dwelling units will be developed through a future common-elements plan which will include visitor parking, amenity space and a private road connection to McKee Drive South.

The Plan includes a block for a proposed estate residential dwelling located on the north-east corner of the property as well as various blocks for the 14.1 hectares (35 acres) of open space lands outside of the proposed development areas of the site.
