Determine Zoning and Planning requirements

The first thing you need to do to start a B&B is find out the zoning designation of your property. The planning approvals required depend on where your property is located in Caledon. Review the planning requirements for each residential zone:

Properties in the Niagara Escarpment Plan (NEP)

If your property is located in an area that is protected by the NEP, you need to contact the Niagara Escarpment Commission to get a development permit. The criteria to establish a B&B in the NEP are as follows:

  • The owner must live on the premise
  • Maximum of three guest rooms (exceptions local heritage buildings)
  • Provide one parking space per guest room
  • You can have one sign on your property up to 0.9 m2 in size
  • You can only serve food and drinks to guests of the B&B

Properties in the Oak Ridge Moraine Conservation Plan (ORMCP)

Properties located in the ORMCP contain different Official Plan and zoning designations. To determine which designations and zonings apply to your property, please contact Planning by email or give us a call at 905-584-2272 x. 4291. To establish a B&B in the ORMCP, you need to meet the following criteria:

  • The owner must live on the premise
  • Maximum of three guest rooms
  • It must be located in a detached dwelling where the primary use is a residence
  • Provide one parking space per guest room
  • Apply for a minor variance (depending on location)

Properties outside the NEP and ORMCP

Properties located outside of the NEP and ORMCP must meet all the following town requirements in order to start a B&B:

  • The owner must live on the premise
  • Maximum of three guest rooms
  • It must be located in a detached dwelling where the primary use is a residence
  • Provide one parking space per guest room
  • Apply for a minor variance (depending on location)

Building requirements and permits

After contacting the Town of Caledon Planning and Zoning department (above), applicants are required to contact the Town of Caledon Building Services Department at Building@Caledon.ca to determine if building permits are required.

Once your B&B is approved and licenced, request to add your property to both our Town of Caledon business directory and tourism website Visit Caledon by sending us an email.
