Notice of Public Meeting - Gentle Density Community Improvement Plan (CIP)

The purpose of the meeting is to present an overview of the proposed Gentle Density Community Improvement Plan (CIP) and gather feedback from residents, landowners, and stakeholders. Staff will present the proposed incentive programs, eligibility criteria, and application process. There will also be time for questions from the public.

About the Gentle Density CIP

Through the Federal Government’s Housing Accelerator Fund (HAF), Caledon has committed to increasing housing supply and enabling diverse housing options to meet the needs of our growing community.

The CIP will allow the issuance of financial incentives to support the creation of gentle density housing including Additional Residential Units (ARUs) and multiplexes. The incentives are intended to stimulate the development of Additional Residential Units (ARUs) and multiplexes while maintaining the character of our communities.

Key goals of the Gentle Density CIP include:

  • Encourage private investment in homes to support gradual, community-sensitive intensification
  • Support adaptive reuse of housing and single-family-to-multiplex conversions
  • Support creation of mixed-use, transit–friendly neighbourhoods through strategic intensification
  • Increase affordable housing supply by incentivizing legal secondary suites and attainable rentals
  • Preserve rural character while enhancing vibrancy in villages and hamlets with low-impact density
  • Diversify housing options reinforcing complete communities that respond to needs of residents
  • Align with regional programs to maximize impact and simplify implementation
