Future Development Zone
A Town Initiated Zoning By-law Amendment.
| Purpose of Rezoning |

On March 12, 2026, Town staff circulated a draft by-law proposing to rezone the lands designated as New Urban Area 2051 in Future Caledon Official Plan, to the Future Development (FD) Zone. This zone category was proposed to permit legally existing uses, uses within the Agricultural (A1) Zone, temporary sales structures for lands draft approved, and accessory uses to legally permitted ones.
While the Official Plan identifies these lands as part of the New Urban Area, the existing zoning does not clearly communicate to the public - particularly current and future landowners - that the lands are intended for future development. Rezoning the lands FD Zone will provide greater transparency, allowing landowners and prospective purchasers to factor the long-term planning objectives into financial decisions, including land acquisition and construction plans.
On March 25, 2026, Town staff circulated a revised draft by-law in response to public comments and concerns. Planning staff have revised the draft by-law to introduce a ‘FD’ – ‘Future Development’ suffix to the Town’s Zoning By-law 2006-50, as amended. This suffix will be added to lands within the New Urban Area 2051 designation. These properties will not lose their existing zoning or permissions, nor will additional permissions be added. |

The new zone category will allow the continuation of legally existing uses, and all uses permitted in the Agricultural (A1) Zone. |

The Town is proposing to introduce a new ‘FD’ – ‘Future Development’ suffix to the Town’s Zoning By-law 2006-50, as amended.
