Proposal:

Lafarge Canada Inc. has submitted applications to amend the Town's Official Plan and Zoning By-law.

The applicant is proposing to amend the Official Plan to re-designate the subject property from Rural to Extractive Industrial A Area with a small southeast portion of the property to be re-designated as Environmental Policy Area.

Similarly, the applicant is proposing to amend the Zoning By-law to re-zone the property from Agriculture (A1) to Extractive Industrial with Exceptions (MX-X) with a southeast portion of the property to be re-zoned from Environmental Policy Area 2 (EPA2) to Environmental Policy Area 1 Exception 487 (EPA1-487).

Description of Property:

The subject lands are located at the southeast corner of Charleston Sideroad and McLaren Road, to the west of Green Lake. The subject lands, known municipally as 18251 McLaren Road are approximately 44.8 hectares (110.7 acres) in area.

Purpose and Effect of the Applications

The purpose of these amendments is to facilitate a licenced gravel pit operation referred to as the Limebeer Pit which would permit aggregate extraction above, but within 1.5 metres of the established groundwater table.

The Limebeer Pit is intended to serve as an expansion of the existing Caledon Main Pit operation located adjacent to the southeast of the subject site.

Aggregate extracted at the Limebeer site will be transported via inter-pit roads to the existing Caledon Main Pit processing area, where it will be processed and distributed to markets from the existing signalized intersection, being the Caledon Main Pit entrance/exit on Highway 10, south of Caledon Village.
