Applications have been received by the Town of Caledon Development Approval and Planning Policy Department to amend the Town's Official Plan and Zoning By-law.

Description of Property

The subject lands are located on the east side of Airport Road, north of McKee Drive in Caledon East. The subject lands are comprised of  approximately 18.8 ha (46.5 ac). The legal description for the property is Part of Lot 22, Concession 1 (ALB), designated as Part 2 on Plan 43R-1140 and Part 1 on Plan 43R-3575.

Purpose and Effect of the Applications

The purpose of the proposed Official Plan Amendment is to re-designate a portion of the subject lands from Special Study Area A to a site-specific Medium Density Residential designation.

The purpose of the proposed Zoning By-law Amendment is to rezone the subject lands from Estate Residential (RE) and Environmental Policy Area 2 - ORM (EPA2-ORM) to site specific Townhouse Residential (RT-X) and Environmental Policy Area 2-ORM (EPZ2-ORM-X) zones.

The Draft Plan of Subdivision application proposes 21 single detached dwelling units within a 2.3 hectare (5.7 Acre) development area within the subject property. The dwelling units will be developed through a future common-elements plan which will include visitor parking, amenity space and a private road connection to McKee Drive South.  In addition, the Draft Plan of Subdivision includes a Block for a proposed estate residential dwelling located on the north-east corner of the property as well as various Blocks for the 14.1 hectares (35 acres) of Open Space lands outside of the proposed development areas of the site.

These amendments are proposed to allow for a 21-unit condominium development consisting of single detached dwellings accessed by a private road and a stand-alone single detached dwelling accessed by a new driveway off McKee Drive North.
