Property Description

The subject lands is located at 12245 Torbram Road, located in the block west of Airport Road, north of Mayfield Road and east of Torbram Road.

The Town of Caledon is in receipt of the above-mentioned applications to facilitate the development of an e-commerce development consisting of warehousing, distribution centres and industrial uses in twelve (12) industrial buildings totaling 458,475 sq. m. (4,934,983.83 sq. ft.). 

The lands are located outside of the 2031 settlement boundary and will be subject to a comprehensive Municipal Comprehensive Review (MCR) process currently being undertaken by the Region of Peel and to be approved by the Province. The settlement boundary expansion areas and the ultimate population and jobs to 2051 are to be determined through that process. This amendment will be required to conform to the resulting direction and policies of the approved MCR.

 Official Plan Amendment

The Official Plan Amendment proposes to amend the designation from Prime Agricultural Area and Environmental Policy Area to Prestige Industrial, General Industrial and Environmental Policy Area.

 Plan of Subdivision

The proposed development proposes to facilitate the development of an industrial park consisting of 5 industrial blocks, a future development block, a stormwater management pond, environmental block, and an internal street network. 

 Zoning By-law Amendment

The Zoning By-law Amendment proposes to amend the zoning of the property from Agricultural (A1) and Environmental Policy Area 2 Zone (EPA2) to Prestige Industrial – Exception XXX1, XXX2, XXX3 and XXX4 (MP-XXX1, MP-XXX2, MP-XXX3 and MP-XXX4) with site specific provisions and Environmental Policy Area 2 Zone (EPA2) to implement the proposed development.
