OMB Greenlights Mayfield West Development

The Ontario Municipal Board has cleared the way by granting approval of the Town’s Official Plan Amendment #222 (OPA 222), for a once-in-a-generation development to proceed in southwest Caledon that will see Mayfield West Phase II, a planned community, take shape in the next few years.

“This is a historic decision for the Town of Caledon” said Mayor Allan Thompson. “It is the culmination of years of work by Council and staff both past and present working with the community, and confirms our tri-nodal growth plan.”

About Mayfield West Phase Two

Mayfield West Phase II is 207.5 hectares of land bordered by Mayfield Road to the south, Hurontario Street to the east and the Etobicoke Creek to the north.

The area is planned to be compact, transit-supportive, pedestrian and cyclist friendly. Collectively, these attributes support the development of a healthy, safe and balanced community with a population of 10,348 people plus 3,799 related jobs.  

A diverse mix of land uses, a range of employment and housing types, high quality public open space and easy access to local amenities and services are key components in the complete community plan.

About OPA 222

OPA 222 establishes goals, objectives and policies to govern the development and redevelopment of land in the southern portion of the Town. This is essential for the Town to meet its identified land needs, remain competitive and provide a range of both employment and residential lands. 

Of significant note is the emphasis on building more compact, transit-supportive communities in designated greenfield areas.  It is the intent of the Mayfield West Phase II Secondary Plan to strive to achieve a higher density prestige business/office park and commercial centre west of and adjacent to Highway 410/10.

About the Process

Town Council initiated a comprehensive planning process of the Mayfield West Phase II Secondary Plan in 2008. Numerous studies, open houses, public meetings and Council meetings were held and Council adopted OPA 222 in November 2015.  Four appeals were filed in December 2015 by several of the landowners/developers in the area. 

Extensive negotiations occurred since that time and a mutually agreeable settlement was reached which culminated in an OMB settlement hearing on May 15, 2017.  The OMB issued a decision (PL151247) on May 25, 2017. View the decision here.
