Securities

General Information

Why

The general intent of any security deposit to the Town of Caledon is for the protection of a specific building site. The "building site" could be a plan of subdivision where the developer is required to post securities, while the "site" is being developed. Or, the "building site" could be an individual lot in a settlement area where the homeowner wants to install an above-ground pool. The security is posted in trust to guarantee that the "building site" shall be restored to an approved state as agreed upon by the developer/homeowner and the Town.

When

Appropriate securities are required when the building permit is ready for release.

Where

All areas outside of a Settlement boundary (Rural Caledon)

All areas within a Settlement boundary (Hamlets, Industrial/Commercial Centres, Palgrave Estates, Rural Service Centres, Villages)

Securities are required for:
  • Lot grading for "in-fill" lots - security depends on the plan of subdivision
  • Pool Permits - in-ground or above-ground
  • Site Plan Applications on Industrial Lots

 

Securities are required on Rural estate lots for:
  • Lot grading
  • Reforestation in the Palgrave Area - security varies with individual lots and the reforestation required
  • Pool Permits - in-ground or above-ground

Types of Security Deposits:

Lot Grading Security

A lot grading security deposit shall be submitted to the Town of Caledon when the owner undertakes to grade a building lot on an approved site plan which is in accordance to the respective Subdivision Agreement. Securities vary from $1,500. to $7,500.

Reforestation Security

A reforestation security deposit shall be submitted to the Town of Caledon when the property owner of a rural estate lot in the Palgrave area plans to make application for a building permit. The reforestation security is in compliance with the respective Subdivision Agreement and an agreement which has been entered into with the Toronto and Region Conservation Authority to create a Natural Area. Securities vary with the amount of reforestation per lot.

Pool Security

Submitted for the same reason as lot grading security. Securities are $500 for above ground pools and $2,000 for in ground pools.

Site Plan Security

A Site Work deposit shall be submitted to the Town of Caledon when the owner intends to construct a building and also shall install and construct certain other works on an Industrial Commercial building site. Securities are according to the estimated costs of site works and are contained within the agreement.

Subdivision/Condominium

A subdivision security is submitted by the Developer prior to the registration of a subdivision. The securities are required to ensure the services and facilities are completed as per the Subdivision Agreement.

Releasing Securities

Securities are released as follows:

Lot Grading Security

After a Letter of Certification has been submitted to the Town of Caledon by the Project Engineer who completed the site plan for submission.

Reforestation Security

After the lot grading approval has been granted and a successful inspection of the reforestation area on the building site has been performed.

Pool Security

After a successful inspection has been performed.

Site Plan Security

After a Letter of Certification has been submitted to the Town of Caledon by the Engineer and the Landscape Architect for the project and all warranty periods have expired.

Subdivision/Condominium

After all the services and facilities have been completed as outlined in the Subdivision Agreement and the Town of Caledon has granted preliminary acceptance.
