Applications have been received by the Town of Caledon Development Approval and Planning Policy Department to amend the Town's Official Plan and Zoning By-law as well as to develop a Plan of Subdivision.

Note: The development applications have been appealed to the Ontario Municipal Board and therefore the information below may be subject to change. 

Description of Property

The subject lands are located at the north-east corner of Walker Road West and Mountainview Road in Caledon East. The subject lands, known municipally as 89 Walker Road West, comprise an area of approximately 24.91 hectares (61.55 acres).

Purpose and Effect of the Applications

Official Plan Amendment Application

The purpose of the proposed Official Plan Amendment is to redesignate the subject lands from Policy Area - Residential to a site specific Low Density Residential, Environmental Policy Area and Open Space Policy Area designations.

The current designation is associated with phasing policies prohibiting low density residential development until 2016. The applicant is seeking to these Official Plan policies to allow residential development to proceed on the lands in advance of 2016.

Draft Plan of Subdivision Application

The proposed residential Draft Plan of Subdivision proposes to develop a 203-lot residential subdivision, with a variety of units being provided as follows:

  • 28 Townhouse Units with minimum frontages of 7.6 m (25 ft)
  • 36 Linked Single Units with minimum frontages of 11.6 m (38 ft)
  • 48 Single Detached Units with minimum frontages of 12.2 m (40 ft)
  • 30 Single Detached Units with minimum frontages of 13.4 m (44 ft)
  • 71 Single Detached Units with minimum frontages of 15.0 m (49 ft)

The Draft Plan of Subdivision also proposes blocks for a parkette, landscaping, road widening, stormwater management, as well as the protection of the environmental features on the property. 

Zoning By-law Amendment

The purpose of the proposed Zoning By-law Amendment is to rezone the subject lands from Rural Zone (A2) to Residential One - Exception XXX (R1--XXX), Hazard Land - Exception XXX (HL-XXX) and Open Space -Special (OS-X). This is to permit the development of a subdivision consisting of residential units, a park and preservation of the environmental features on the property.
