Applications have been received by the Town of Caledon Development Approval and Planning Policy Department to amend the Town's Official Plan and Zoning By-law as well as to develop a Plan of Subdivision.

Note: The development applications have been appealed to the Ontario Municipal Board and therefore the information below may be subject to change. 

Description of Property

The subject lands are located on the east side of Innis Lake Road, north of Old Church Road in Caledon East. The subject lands, known municipally as 6600 Old Church Road, comprise an area of approximately 29.1 hectares (71.9 acres).

Purpose and Effect of the Applications

Official Plan Amendment Application

The purpose of the proposed Official Plan Amendment is to redesignate the subject lands from Policy Area - Residential & Special Study Area B (Schedule "D", Caledon East Land Use Plan) to a site specific Low Density Residential, Environmental Policy Area and Open Space Policy Area designations.

The current designation is associated with phasing policies prohibiting low density residential development until 2016 and the latter designation sets aside the south portion of the property for future study for a potential Town park and recreational purposes. The applicant is seeking to amend these Official Plan policies to allow residential development to proceed on the lands in advance of 2016, including the lands set aside for a future park and recreational study.

Draft Plan of Subdivision Application

The residential Draft Plan of Subdivision proposes to develop a 321 lot residential subdivision, with a variety of units being provided as follows:

  • 31 Townhouse Units with minimum frontages of 11.0 m (36 ft)
  • 52 Linked Single Units with minimum frontages of 11.6 m (38 ft)
  • 64 Linked Single Units with minimum frontages of 12.8 m (42 ft)
  • 120 Single Detached Units with minimum frontages of 14.0 m (46 ft)
  • 54 Single Detached Units with minimum frontages of 15.2 m (50 ft)

The Draft Plan of Subdivision also proposes blocks for a park, landscaping, road widening, stormwater management, as well as the protection of the woodlot and hedgerow along the northern property line. 

Zoning By-law Amendment Application

The purpose of the proposed Zoning By-law Amendment is to rezone the subject lands from Rural (A2) to Residential One - Exception XXX (R1-E-XXX), Hazard Land - Exception 5 (HL-5) and Open Space - Exception 17 (OS-17), in Zoning By-law 87-250, as amended. This is to permit the development of a subdivision consisting of residential units, a park and preservation of the hedgerow and woodlot at the northern boundary of the property.
