Zoning By-law 87-250
Zoning By-law 87-250 regulates the
use of land in Caledon except for lands within the Niagara Escarpment
Development Control Area which extends through the Town from Terra Cotta in the
southwest to Mono Mills in the northeast.
The Official
Plan sets out Caledon’s general policies for existing and future
land use. The Zoning By-Law implements the land use policies contained in the
Official Plan and provides for their day-to-day administration. The Zoning
By-Law contains specific, legally-enforceable requirements. Construction or new
development that does not comply with the by-law may not be permitted. The Town
will not issue a building permit for development which does not comply with the
provisions of the Zoning By-Law.
The Zoning By-Law divides the municipality
into different land use zones. These are illustrated on a series of maps
attached as Schedules to the By-Law. The By-law specifies the uses permitted
(e.g. residential, commercial, industrial etc.) and the development standards
(e.g. building size, location, height, parking provisions etc.) required in
each zone.
Where a
proposed development fails to meet all the requirements of the Zoning By-Law
but is generally considered to be acceptable, a Minor Variance or a Zoning
By-Law Amendment may be required before the proposed development can proceed.
Zoning By-Law Review 2005
The Town’s
Comprehensive Zoning By-law is currently being reviewed and updated to make it
more understandable and easier for everyone to use. The objective of the review
is not to rezone or pre-zone individual properties within Caledon nor to remove
or diminish existing permitted uses. Due to the review
process, the Town’s current Zoning By-law, By-law 87-250 is not available on
the website at this time.
The Town
will be seeking input from Caledon residents and community stakeholders as this
review progresses. A Public Open House was held on December 1, 2005 to explain
the process and receive community response. A preliminary draft
of the new by-law is now available for review in either compact disc or
printed format (order
form). A formal Public Meeting will be held prior to Council’s anticipated
adoption of the proposed new Zoning By-law early in 2006. Advance notice of
Zoning By-Law Public Meeting will be posted on this website.

Proposed Environmental and Open Space By-law
Through
a separate process, the Town of Caledon is preparing a zoning by-law amendment
to implement its Official Plan Environmental and Open Space Policies, which
were approved by the Ontario Municipal Board in 2003. Lands potentially
affected by that amendment are identified in yellow on the maps in the proposed
draft zoning by-law. The Environmental and Open Space zoning by-law amendment is
undergoing a separate public consultation process: a first Public Open House
was held in June 2005, and a second Open House is anticipated early in 2006. If
