The Mayfield West Secondary Plan, through Amendment No. 208 to the Town’s Official Plan, was adopted by Town Council on July 4, 2006. The Secondary Plan is the end product of a comprehensive planning process and will guide development in the Mayfield West community. The link to the Planning Report is provided below.

Key Elements of the Secondary Plan
The planned population for the community is approximately 9,000 people and approximately 2,845 dwelling units. It is anticipated that development of the community will result in a unique, diverse, compact, attractive and livable community that will include a vibrant Village Centre; high quality public spaces, residential neighbourhoods with a broad mix of housing types, employment lands, and community facilities.

A Village Centre will provide the central focus for the community and will include shops, a recreation centre, public spaces and residential uses.

High quality public spaces will be provided including parks, schools, community facilities, and walking and bicycle trails and/or pathways.

New residential neighbourhoods will be designed to provide safe and easy access to the Village Centre and the public spaces.

Approximately 180 hectares (444 acres) of employment lands have been designated for development. The design of the employment area will capitalize on its highly visible and accessible location adjacent to Highway 410.

Next Steps
During the summer 2006, the Town will prepare a Mayfield West Community Design Plan. The purpose of the Community Design Plan is to provide specific design guidelines for the community elements and to promote consistency in design throughout the community. The Community Design Plan will be approved by Town Council. It is anticipated that the development of the Plan Area, in accordance with the Secondary Plan, will result in a unique, diverse, compact, attractive and livable community which will include a vibrant Village Centre; high quality employment area; commercial uses to meet both local, community and some Town-wide needs; a series of residential neighbourhoods providing a broad range and mix of housing opportunities; and supporting community facilities.

Region of Peel Official Plan Amendment
Region of Peel Council adopted Regional Official Plan Amendment No. 17 on December 15, 2005. Amendment No. 17 establishes the 2021 urban boundary for Mayfield West, and it is within this 2021 urban boundary that the Mayfield West Community Development Plan will be prepared. Amendment No. 17 adds an additional 437 hectares (1,080 acres) of land to the urban boundary, and is generally consistent with the land use concept plan submitted by the Kennedy Heart Lake Owners Group in February 2005. The additional land is located north of the proposed Highway 410 extension, east of Highway 10, south of Old School Road, and west of Dixie Road.
