Oak Ridges Moraine Site Plan Application

The Town of Caledon's Site Plan Control by-law states that Site Plan Control is needed if your property is located in the Oak Ridges Moraine Conservation Plan on lands:

  • Zoned Environmental Policy Area 1 - Oak Ridges Moraine (EPA1-ORM)
  • Zoned Environmental Policy Area 2 - Oak Ridges Moraine (EPA2-ORM)
  • Within a 90 m buffer of those zones

What is a Site Plan Control?

Site Plan Control is a key part of the development review process.  It helps ensure that new development complies with our Official Plan and Zoning By-law and with any requirements from provincial, regional, municipal governments and other agencies (ie. conservation authorities).

Exemptions

The following developments don't require Site Plan Approval within the Oak Ridges Moraine Conservation Plan:

  • Sheds that are exempt under the Ontario Building Code
  • Roof-mounted solar panels
  • Servicing connections
  • Demolition/and or redevelopment of a building, shed or deck within an existing foot print
  • Construction of additional floors above the ground
  • Enclosing of an existing porch or deck
  • Replacement of a septic system as long as it's within the same footprint (or smaller)

Nor is it needed in the following plans of subdivision, unless it's required in the Zoning By-law or a related Minor Variance:

  • 43M-1481 - Old Paisley Estates
  • 43M-1576 - Pine Glen Farms Ltd.
  • 43M-1589 - Blackhorse Village Estates (Phase 2)
  • 43M-1723 - Oxford Homes
  • 43M-1787 - Diamondwood Properties Ltd.
  • 43M-1827 - Sunshine Estates
  • 43M-1828 - Alliance Palgrave Inc. (Phase 1)
  • 43M-1837 - Cancian Construction Limited
  • 43M-1840 - Chateaux of Caledon Corp.
  • 43M-1895 - Glorco Holdings Inc.
  • 43M-2056 - Caledon Villas (Countrywide) Phase 1
  • 43M-2081 - Caledon Villas (Countrywide) Phase 2
  • 43M-2119 - Halls Lake Estates
  • 43M-2136 (not including/except Block 212, Lots 28, 29, 30) - Castles of Caledon

You will have an opportunity to discuss your proposal with staff before submitting an application. This may help eliminate delays and costs.

To complete the application form, you will need to have the following documents with you:

  • Property owner(s) contact information, including name, address, phone number and email address (as identified on their government-issued I.D.)
  • Your (applicant) contact information, including name, address, phone number and email address (as identified on your government-issued I.D.)
  • Property information such as municipal address, roll number/ARN and legal description
  • Details of the proposed application
  • Supporting material and documentation in PDF format as per the Town's Electronic Submission Requirements

Submit your application online:

When you submit the online form, a copy of the form and all submission material is sent to Town staff. A copy is sent to you as well. Town staff will then contact you to discuss the application and receive fee payment.
