Caledon Major Transit Station Areas Study

The lands in and around Caledon’s two major transit station areas were studied as part of the Town’s ongoing official plan review. The study is attached to the report recommending adoption of the Future Caledon Official Plan on the March 19, 2024, Planning and Development Committee agenda.

Major transit station areas are to be planned and developed as high-density, mixed-use neighbourhoods that support transit ridership. This allows people to access public transit quickly and conveniently from the places they live, work, learn, shop and play.

Study Area
Purpose
  • Recommend land use designations and policies to enable high-density, mixed-use neighbourhoods that support transit ridership.
  • Recommend a land use option for the Employment Area in and around the Bolton GO Primary Major Transit Station Area in collaboration with the Region of Peel (see Bolton GO Station Area Dry Industrial Lands Review)
Bolton GO Primary Major Transit Station Area
  • development required to have a minimum density of 150 people and jobs per hectare
  • boundary delineated in the Region of Peel Official Plan
  • future GO Transit station to provide access to planned passenger rail (train) service to Toronto’s Union Station and points in between
  • includes lands subject to a Minister’s Zoning Order (Ontario Regulation 171/21 and Map) and/or a proposed official plan amendment (File: POPA 2021-0002)
  • study area includes Dry Industrial lands within and around the MTSA (see Bolton GO Station Area Dry Industrial Lands Review)
  • study area also includes part of the West Bolton neighbourhood where land use changes will not be recommended
Mayfield West Planned Major Transit Station Area
  • located at Hurontario Street and the future extension of Tim Manley Avenue
  • requires further study before the MTSA boundary is delineated
  • site for future bus transit hub included in approved plan of subdivision (File: 21T-17007C and RZ 17-11)
  • study area also includes lands subject to proposed official plan amendment, zoning by-law amendment and draft plan of subdivision (File: POPA 2022-0005, RZ 2022-0008 and 21T-22005C)
 Background

The Province of Ontario and Region of Peel set requirements for major transit station areas that must be included in Caledon’s official plan.

The Town enacted an interim control by-law to temporarily stop development on certain lands in and around the two major transit station areas to allow for the Major Transit Station Areas Study to be done.
